Number of ADUs Allowed in Los Angeles

Los Angeles ADU regulations allow one detached or one attached ADU in a single-family residence. If you build a detached ADU, you can also add one JADU from an attached garage or converted space within the single-family property.

For multifamily residences, you can have one attached ADU or convert up to 25% of the units from the multifamily residence. You can also have up to two detached ADUs.

 

Size Limitations for ADUs in Los Angeles

While ADUs for multifamily residences and duplexes in Los Angeles are allowed to have no maximum size, ADUs in single-family residences have a set of size limits to adhere to.

Attached ADU (Partial conversion within SFR and/or new construction ) 50% of existing single family residence (SFR) or 1200 sq. ft., whichever is less, provided at least an 800 sq. ft. ADU is allowed.

Detached ADU (Partial conversion within SFR and/or new construction) 1200 sq. ft.

 

Detached ADU (Full conversion within detached accessory unit) No maximum
JADU (within existing SFR) 500 sq. ft.

 

ADU Parking Regulations in Los Angeles

No parking is required for the ADU or existing structure when the parking structure was demolished to accommodate the construction of an ADU.

ADU Parking Regulations in Los Angeles

If the parking structure is not being converted to an ADU, then covered parking is required for the existing dwellings. The required parking space must be 8 1⁄2 ft. x 18 ft., and the vehicle backup space must be 26 ft.

JADU does not require any parking. Also are ADUs built-in areas outside the Very High Fire Hazard Severity Zone (VHFHSZ).
